Renting without a deposit? With CEE Specialty and AON, it’s simple.

When searching for a new home, tenants often face the requirement to pay a deposit equal to one to three months’ rent. This amount can represent a significant financial burden, especially for those moving for the first time or managing a limited budget. As of August 2025, we have established a new partnership with insurance partners CEE Specialty and AON, allowing tenants to move in without the need to pay a rental deposit.

The new rental guarantee insurance model replaces the traditional deposit with a simple insurance policy. Tenants save cash upon moving in while ensuring a fair and transparent arrangement for both parties.

How does it all work?

1| Signing the agreement

When signing the lease, the tenant simply signs one additional document — the rental guarantee insurance.

2| Paying the annual fee

Instead of tying up thousands in a deposit, the tenant pays an annual fee of 7% of the standard deposit amount (typically equivalent to two months’ rent). This represents only a fraction of the usual upfront costs.

3| Moving in

Everything is taken care of — the tenant doesn’t have any funds frozen with the landlord and can settle in comfortably.

4| Easy claims handling

If any issue arises during the tenancy (e.g., damage or unpaid rent), the insurance company compensates the landlord directly. Afterwards, the insurer requests reimbursement from the tenant — ensuring fairness and simplicity for everyone involved.

What’s the cost of the service?

The annual insurance premium is 7% of two months’ rent, payable at the start of the lease (minimum annual premium CZK 3,500).
